During construction of new buildings or significant rehabilitations of old buildings, the need to minimize property taxes during this stage when there is no income being generated is vital. We have successfully applied Florida statues and court cases to eliminate or signficantly reduce building values and lower land values.

Fountainebleau Hotel - The famed Miami Beach hotel recently re-opened after a multi-year historic rehabilitation with associated new construction. We were able to obtain significant real estate tax relief while under construction (and see Historic Properties - Tax Incentives).
Browns Hotel - The oldest Hotel in Miami Beach is now home to well known 112 Restaurant. We were able to obtain the same successful results as with the Fountainebleau (and see Historic Properties - Tax Incentives).
Hilton Gardens - New construction in Fort Lauderdale. We were able to show the Property Appraiser that the improvements should be removed from the tax roll for a particular year as not substantially complete.
