Hotel Properties

Hotels are a unique form of real estate as there is a significant business value component that must be accounted for. Repair and maintenance expenditures are often higher than other types of properties.

Loews Miami Beach Convention Center Hotel – We have represented this property since 1997. This 800-room hotel, including the rehabilitaton of the historic St. Moritz Hotel, was the first new hotel on Miami Beach in almost 40 years and a success story. Our annual representation includes reviewing the real and tangible personal property tax assessments, applying for various tax benefits under the Florida Enterprise Zone Program, assistance with the annual filing of the tangible personal property tax returns, annual property tax appeals and successful cicuit court action through the Law offices of Gary Appel, P.A. when needed.  We have  secured annual reasonable assessments and have obtained significant adjustments when appeals are required.

Ritz Carlton South Beach -  Minimized ad valorem tax burden during the rehabilitation of two (2) historic properties by successfully removing the entire improvement values from the tax roll. Insured that subsequent years' assessments were proper resulting in additional tax savings through a combination of negotiations and appeals.
