Hotel-Condominium Properties

Over the past few years, a number of former hotels were converted to condominium ownership and continued to function as traditional hotels. Likewise, new properties were also constructed as condominium-hotels;  some where the units were all traditional hotel rooms and others that had both hotel and larger residential units. For property tax purposes, these properties present unique challenges as the condominium form of ownership often results in the Property Appraiser defending higher levels of assessments than traditional hotel.

Setai Hotel and Condominium Residences - The historic Dempsey-Vanderbilt Hotel was replicated into an 88 unit boutique hotel and a new 40 story tower was constructed with large condominium residences whose owners have access to hotel services. During construction, we minimized taxes by reducing the building and land values. Since opening, we review the individual assessments and file successful appeals on behalf of the unit owners.

Tides Hotel - The largest property on famed Ocean Drive, this historic hotel was rehabilitated and converted into approximately 50 condominium hotel units, all with ocean views. We review the annual assessments and file successful appeals.

 

 

 

 

Trump Grand Ocean Resort - New condominium-hotel developed by the Dezer Family in Sunny Isles Beach. As one of the first condominium-hotels built, we worked closely to insure proper initial ad valorem tax assessments. We annually review and appeal assessments.
